Items Inspected

Our experienced home inspector will a thorough visual inspection of the components and the critical areas in your home and provide you with a comprehensive, easy to read, 33 page written report. This report will be given to you at the completion of the inspection. Along with the complete inspection report, a Home Preservation Checklist and a Home Checkup Video will be given to you as part of the inspection. The Home Preservation Checklist contains additional educational information checklist and has record keeping section. The Home Checkup Video has everything you need to know and to keep your home sound and safeguard it for tomorrow. The inspection will take between 2-3 hours and will cover the following areas:

Site
Driveway, sidewalks, garage and garage doors, parking areas, site drainage, patios, fences and retaining walls.

Exterior
Roofing, masonry, wood frame walls, doors, flashing, chimney, windows and glazing, storms and screens, trim, soffit and fascia, caulking, painting, window frames, gutters, downspouts, decks, balconies, stoops/steps and porches.

Basement and Crawl Spaces
Foundation walls, floors, window wells, signs of dampness and water, joists, posts, beams and columns.

Interior
Windows, doors, partitions, walls, drywall, plaster, flooring, stairs, tiling, railings, moisture stains, smoke detectors, presence of heat source, attic ventilation, structure and ventilation, exhaust fans, fireplaces, kitchen cabinets, countertops and skylights.

Electric
Service supply, location of main shutoff, distribution, wiring, main and sub panels, wall receptacles and switches, types of circuits, fixtures, GFCI testing.

Plumbing
Water service, pressure, sinks, tubs, showers, toilets, fixtures, supply lines, location of main shutoff, water heaters, drains and drainage.

Heating and Cooling
Equipment, exhaust systems, service disconnect, ductwork, condenser, filters,
furnaces, carbon monoxide contamination, temperature controls, distribution system, thermostat, ventilation and insulation.
