Types of Inspections
Buyer
Inspection
This inspection is bought and paid for by a homebuyer involved in a
real estate transaction. This is the most common home inspection done.
It usually is part of a contingency of the offer to purchase the home.
It is a 2-3 hour inspection of the home with the homebuyer to get an
honest and impartial report of the home’s condition. This avoids any
unpleasant surprises after the sale.
Radon
Inspection
This inspection is requested by either a buyer or a home owner. This
inspection gives a short term test of the radon level in the home. This
gives people peace of mind as to radon levels and if there is a
problem,
to learn more about radon reduction techniques.
Rental
Weatherization Inspection
This inspection can be requested by anyone involved in the sale of a
non- owner occupied rental property. In the state of Wisconsin, in
order to transfer ownership of a non-owner occupied rental property,
the property must meet certain energy standards. A rental property deed
can not be transferred if it is not certified to meet these
requirements. This only has to be done once and the building is set and
can be transferred after that without having to do it again.
Seller
Inspection
This is an inspection ordered a by a homeowner who is going to sell
their home. This inspection is done to make sure that the homeowner
complies with full disclosure laws, to be informed of any problems and
repair them before showing the house or be able to discuss them up
front with potential buyers. This will attract buyers and also close
the deal quicker. Another major reason to do a seller inspection is to
avoid
any trouble or lawsuits after the sale.
This
inspection can also be ordered by a listing broker for the same reasons
as above.
Review
Inspection
A review inspection is performed for the buyer in a transaction after
the initial Seller Inspection has been done for the seller. The same
inspector returns to the property for a walk-through to review the
initial
inspection with the buyer. This inspection can be given to the
potential
buyer at a reduced rate.
Home
Checkup Inspection
This inspection is a service provided in the Home
Checkup program. It is a standard home inspection performed for a
homeowner who isn’t involved in a real estate transaction. The home
checkup inspection is a check up inspection for homeowners who have an
interest in preserving their homes in good condition and need
professional help doing it. It
shows the homeowner what to do in the interest of preserving the home
in optimum condition, to be informed of any repairs needed and to learn
how to avoid problems in the future.
11-Month
Inspection
This inspection is requested by the owner of a recently built
home. The home is less than a year old and still is in its
warranty period (usually one year). The owner has a complete
inspection a month or two before the warranty runs out to find any
possible defects or problems. These problems can be given to the
builder to be corrected while the home is still under the warranty.
